Private beta NYX Predictive Night Intelligence

Competitor rates and predictive pricing, night by night.

Two products in one. Competitor rate intelligence shows what the hotels, B&Bs and rentals around you charge, in any destination, every 15 minutes. Predictive pricing forecasts your next 180 nights every morning and proposes one careful price per night, with its reason.

Limited portfolios per destination, each application reviewed personally

02/Predictive pricing

Three questions. Every night, every unit.

Each night of each room or unit goes through the same three questions, in the same order, each answered by a different source. No single signal can run away with your price.

  1. Question 01

    Which direction? The forecast decides.

Below target, the price may only go down, and further when fewer than 14 days remain. Above target, or when the market is filling faster than similar nights at the same lead time, it may only go up.

  2. Question 02

    How far? The market decides.

The reference is the median price on sale that night among comparable properties: same neighbourhood, same capacity, same category, guest rating within half a point. With fewer than 5 comparables, NYX widens to the city.

  3. Question 03

    How much today? Guardrails decide.

At most one move a day: 15%, or 20% in the last 48 hours. Never below your floor, and an increase never goes more than 25% above comparables. Hourly runs from 6:00 to 23:00 recompute the same move. They never stack.

03/Forecasting engine

A model that reads numbers, not words.

At the core of NYX is a time-series foundation model: a transformer neural network built for occupancy forecasting, not for language. It already knows seasonality, weekly rhythm and trends.

  • 209M

Parameters in the forecasting model, on our own servers.

  • 24layers

In the transformer network behind every forecast.

  • 180nights

Occupancy and average daily rate, forecast every morning.

  • 8in 10

Real values should fall between the prudent and the optimistic scenario.

Every morning, 180 nights ahead.

Occupancy and average daily rate for each night, with a probable range from a prudent to an optimistic scenario.

It reads the calendar the way you do.

History is read with a calendar: weekends, national and local holidays, long weekends, day of week, the same night last year.

Close to the date, it follows pickup.

Near the night, the model is blended with the usual pickup pace of the last days, weighted each morning by whichever erred less in the past.

It tests itself every morning.

It re-runs its forecasts as if it were 30, 60 and 90 days earlier, with only the data available then, and compares them with what happened.

61% lower occupancy error than the naive "same as last week" rule, on the pilot market.

04/Guardrails

Built to protect revenue, not to chase occupancy.

Limits you can read and check. NYX optimises what a night is worth to you, and it knows when price is not the problem.

  • One move a day

At most one move a day, of up to 15%, or 20% in the last 48 hours. Hourly runs from 6:00 to 23:00 recompute the same move. They never stack.

  • A floor and a ceiling

Never below the floor you set. An increase never goes more than 25% above comparable properties.

  • Contribution, not occupancy

NYX optimises expected contribution per night: the probability of selling it times what that night contributes. Not occupancy for its own sake.

  • Owner-safe on revenue share

On revenue-share contracts, NYX never lowers the owner's expected net per sellable night.

  • Knows when price is not the lever

No cuts when a unit is already cheaper than comparables and still not selling: it flags "check listing and reviews". No increases while the guest rating is below 8.

  • Fresh data or nothing

If any input is stale, NYX stops and raises an alert instead of guessing.

05/Transparency

Every price comes with its reason, in plain words.

No black box. For every night NYX writes down which direction it chose, which comparables it measured against and which limit applied, so you can agree, disagree or ask why.

Decision record Example

Saturday 14 November

Two-bedroom apartment, old town

  1. Direction

Up. Forecast occupancy 78% (range 71 to 84) is above target, and the market is filling faster than similar nights at the same lead time.

  2. How far

€142. Median of 12 comparables: same neighbourhood, capacity and category, guest rating within half a point.

  3. Today

+6%, €138 to €146. Under the 15% daily cap, above the floor, 3% above comparables.

Reason, as written

Saturday is filling faster than similar Saturdays at this point. Comparable two-bedroom apartments in the old town have a median of €142 tonight. Moving from €138 to €146 keeps you close to the market, inside today's cap.

Illustrative example. Not a real property or a published result.

06/Who it is for

For anyone who sells nights.

Dynamic pricing for vacation rentals and hotels, from a single guesthouse to a large portfolio. Every decision concerns one specific night of one specific room or unit.

  • Hotels

Every room priced night by night against comparable properties nearby, with an occupancy forecast 180 nights out.

  • B&Bs and guesthouses

Know what similar places nearby charge without checking listings by hand.

  • Vacation rental and property managers

Every unit priced on its own, owner-safe on revenue-share contracts, with a written reason behind each price.

  • Aparthotels and serviced apartments

Units compared with the market by size and category, next to your own.

What is NYX?

NYX Predictive Night Intelligence is AI revenue management for hotels, B&Bs and vacation rentals, built by Codex Ingenium. It is two products in one: competitor rate intelligence, read every 15 minutes in any destination, and predictive pricing that forecasts the next 180 nights and proposes one careful price per night.

Is NYX a rate shopping tool?

Rate shopping is one half of it. Beyond competitor rates, NYX tracks availability, estimated nights sold and guest ratings by neighbourhood and by size, with your own properties side by side, and uses that market read to price each night.

How often are competitor rates updated?

Every 15 minutes: rates, availability, estimated nights sold and guest ratings. A daily snapshot of the market is archived, so history builds up from day one.

Which destinations can NYX watch?

Any destination you choose. Pick a city or an area and NYX starts watching it, broken down by neighbourhood and by size so you compare like with like.

How is NYX different from rule-based dynamic pricing?

Rule-based tools apply preset adjustments. NYX starts from a forecast of each night, then the median of comparable properties sets how far a price can go and guardrails set how much it moves today. It optimises contribution per night, not occupancy, and writes down the reason for every price.

Does NYX work for hotels and vacation rentals?

Yes. Every decision concerns one specific night of one specific room or unit, so it fits hotels, B&Bs, guesthouses, vacation rentals, aparthotels and serviced apartments. Today it runs in shadow mode on a live portfolio of vacation rentals.

Will NYX change my prices without my approval?

Not unless you decide to. NYX starts in shadow mode, next to your current pricing, and publishes nothing. A controlled pilot comes after that, with a kill switch, rollback and a full audit trail.

Is my data used to train third-party AI?

No. The forecasting model runs on our own servers, and your data is not sent to external AI services.

The name

Named after the night itself.

In Greek myth, Nyx is the goddess of the night: a primordial deity born from Chaos, feared even by Zeus. Our NYX works on nights, the product every hotel and rental sells.

NYX is one of four Codex Ingenium platforms, next to AI Voice Agents, the Digital Concierge and the ZeroHuman platform.
